Cobroke: the co-broking app for Malaysian property agents (REN / REA)
Cobroke helps a registered Malaysian real estate negotiator (REN) or estate agent (REA) who has a buyer find a suitable project and work the sale with a closer who knows that project. The agent describes the buyer in plain language (budget, area, bedrooms) and Cobroke ranks the projects in its catalogue against it. The catalogue is the live Appiliate project list, 307 developments in September 2026 (new launch, under construction and ready to move in), mostly in the Klang Valley. Signed-in agents see the commission on each project before they commit.
To start, open Match a buyer and describe the buyer; no sign-up is needed to see the matches.
What is co-broking?
Co-broking is when two registered agents work one property sale together: one brings the buyer, the other brings the listing or the project knowledge, and the commission is shared between them through their estate agency firms. On Cobroke, the agent who has the buyer is paired with a closer, an agent who specialises in that project and runs the viewing with them.
How Cobroke works
- Match your buyer: paste the buyer's brief and get projects ranked against it.
- Pair with a closer: request a closer for the viewing. The appointment, any reschedule and the outcome are tracked on one card.
- Close the deal: when the buyer books, the booking is tracked in the deal pipeline, and the commission is paid through the agent's own agency.
Frequently asked questions
Who can use Cobroke?
Cobroke is for registered Malaysian real estate negotiators (REN) and estate agents (REA). Signing in requires a verified REN or REA account.
Is matching free?
Seeing matched projects for a buyer on Cobroke is free and needs no sign-up. Commission figures are shown only to signed-in agents.
What is a closer?
On Cobroke, a closer is an agent who knows a specific project well, including its layouts, pricing and sales gallery, and runs the viewing together with the agent who brought the buyer.
What is Fast Comm?
Fast Comm is an advance on an agent's commission, provided by Capix, for agents who don't want to wait for the developer to pay out. On eligible deals, once the booking form and letter of offer (LO) are verified, Capix advances part of the commission into the agent's agency account, and the agency pays out the agent's share as usual. The advance rate depends on the developer. Capix charges a flat service fee of 10% of the advance, deducted from the agent's share when the agency pays out the commission. If the buyer cancels after the SPA is signed, the advance is repaid to Capix.
